San Diego home prices rising, but homeowners can do more to secure added value

Despite the continued troubles in the real estate industry nationwide, a new report from the Greater San Diego Association of REALTORS® (SDAR) indicated that 2012 was a positive year for local homeowners who entered the market, as it showed marked gains over figures from 2011.

The organization’s report, which was released on January 11, indicated that the median price of single-family homes sold was $418,500 in December 2012, a figure that has risen roughly 5 percent since December 2011.

Condos and townhouses have also seen a boost in the amount they sell for. These residences sold for a median price that was 11 percent greater on average than in 2011, indicating now may be a great time for these San Diego property owners to test the market.

Overall, home sales were strongest in Chula Vista, Spring Valley and Oceanside, the SDAR indicated, as each area saw more than 50 sales in total for the calendar year.

“I’m extremely encouraged by these numbers,” Linda Lee, the SDAR’s board president, said in a press release. “The momentum carried into December, giving us a strong finish to 2012. I firmly believe San Diego’s real estate market will continue to rebound in 2013.”
